[00:00:19] As always my name is Daniel Foch and I am joined every Tuesday and Friday by Nick

[00:00:25] Hill who is back on Canadian soil to discuss Canadian real estate and where we look at

[00:00:33] investing opportunities, macro, demographic trends, a lot of reports and studies and

[00:00:38] breaking news as well as kind of like just general educational stuff like strategies,

[00:00:44] how to buy real estate and not lose money would be a big topic here.

[00:00:49] Yeah we like that one Dan and yes back on Canadian soil feels good to be home

[00:00:53] I brought the sunshine with me. I could have stayed in Italy but it would have been hard to

[00:00:58] be the host of The Canadian Real Estate Investor while living in Italy so I had to come back one

[00:01:05] way or another and yes it's good to be back for another episode with you as always and

[00:01:10] we've got a great show for you today. It's about location, location, location but not in

[00:01:18] the traditional sense. This location is one where you can find deals, you can meet power

[00:01:26] team members and build meaningful relationships and even find potential partners. You can

[00:01:33] find mentorship or become a mentor to someone or be the person that connects to people

[00:01:41] to help them. You can learn about new technologies, new systems and processes

[00:01:46] and even meet the people that founded those prop tech companies.

[00:01:51] Surely you're talking about the internet where you can find new deals, clients, partners

[00:01:59] and more so where are these magical places that you're talking about? From my lens it's

[00:02:04] actually outside of it's out in the what do they call it on the internet IRL in real life.

[00:02:09] In real life. It's the IRL network. Not the URL.

[00:02:16] Not the URL, the network or networking events and in today's episode we're going to be talking

[00:02:21] about the who, what, when, where and why's and how's of attending events with a little bit of

[00:02:27] like we're super biased because we want you to attend our events and we're going to talk a

[00:02:30] lot about those as well. Yeah exactly but before we do that we are going to read this

[00:02:37] awesome review because this is just too good and it's from a really great person as well.

[00:02:44] The title is the greatest podcast of all time. Five stars. It goes, when I first became an

[00:02:50] investor focused realtor I found the Canadian real estate market complicated and was overwhelmed

[00:02:56] by all the different information I came across. Trying to make sense of it all felt akin to

[00:03:02] a mouse trying to find its way through a maze without a map which was confusing to say the least.

[00:03:09] Just great so far. This is like a full story within itself. At times it was disheartening

[00:03:15] as I attempted to make smart investment decisions. Dan, Nick and Mitch. Mitch gets

[00:03:22] a shout out here too. Mitch is our partner in our course in communityrealist.ca. Dan, Nick

[00:03:27] and Mitch paved the way for me by simplifying the complex aspects of the market into easy to

[00:03:33] understand insights and strategies that I could immediately internalize and use. When I had

[00:03:40] implemented what I had learned from these guys to make a smart real estate investment analysis it

[00:03:45] turned out successful. It slowly dawned upon me that I discovered a gold mine of information.

[00:03:52] Lastly, since I became a member of their course I now feel more confident about my real estate

[00:03:57] decisions. I keep up with market trends and I feel empowered by all the knowledge I have gained.

[00:04:11] because yeah because Dane drives cross-country and so we like whenever he's on calls in

[00:04:19] the course we're always like go check out this property in this town and whatever.

[00:04:23] Where are you now? And he's in like places you and I haven't even heard of and I feel

[00:04:27] like we've got a pretty good. I feel like he knows like more Canadian markets than anyone else.

[00:04:32] So anyway thank you so much Dane it is a pleasure to share a name with you less one

[00:04:39] letter. Big fan of uh anyway he's not only a podcast listener but also a valuable member

[00:06:09] VTBs allow vendors to spread out a portion of their capital gain over five years so we're

[00:06:16] going to do like a revised thing on that I'm just kind of in the middle of writing it so

[00:06:19] anyway all you need to do to watch the webinar to join the webinar is to join the community

[00:06:29] Yeah exactly Dan you know we we kind of gamified it seems to be the thing to do nowadays

[00:06:33] I mean work for Duolingo uh even CMHC Canadian Mortgage and Housing Corporation got on and did

[00:06:39] the point system with CMHC's MLI select program so we thought you know what why not school

[00:06:45] where we host our community has this element where you can kind of gain points and work

[00:06:49] your way up so it just makes you get a little bit more involved which is exactly

[00:06:53] what we want you to do exactly what you should be doing but enough of that now let's

[00:06:59] get into today's episode as we said we are here to go over the who the what the when

[00:07:06] the where the whys that's w y w h y s and the how of attending these events so let's start

[00:07:17] with the who but you just confused yourself by pluralizing whys and not every other one

[00:07:23] I know anyway no Nick is not talking about the legendary hall of fame rock group the who

[00:07:31] known for hit singles such as pinball wizard to tie it back into the gamification there

[00:07:35] behind blue eyes great song yeah and I know what it feels like to be behind blue eyes I got

[00:07:41] got some of those and uh baba o'ryly and no not the world health organization

[00:07:48] headquartered in Switzerland either who recently was launched into fame during this global

[00:07:54] pandemic that took place yeah might have heard of that one but we are talking about the who

[00:08:00] should be attending these events and the answer is pretty simple it's you yeah you

[00:08:04] if you're listening to this podcast it's called the Canadian real estate investor podcast so

[00:08:09] there's like four qualifiers in that name on its own we're pretty literal if you haven't

[00:08:14] realized it you're probably Canadian you're probably into real estate and you probably

[00:08:18] have an interest in investing so if you like real estate the economy self-improvement

[00:08:22] investing and more and you want to find more people who are into those things you fit the

[00:08:28] requirement to attend these meetings there actually isn't a requirement but it would I

[00:08:32] hopefully we don't ever have to like I'm gonna regret saying that aren't I

[00:08:37] hopefully we don't ever have to remove people from these events but so far so good everything's

[00:08:41] been good if you're into yeah we haven't I might make for a funny story if we ever get

[00:08:45] there but it's gonna be you one day get them out of here uh yeah exactly Dan that's all it

[00:08:52] takes and again as you said there are no real requirements to go you don't even have to be

[00:08:57] a real estate investor or a real estate professional to offend in fact we have had such

[00:09:04] an amazing array of people attend these events there are successful and old school real estate

[00:09:11] investors the veterans of the group that come out and they have dozens or even hundreds of

[00:09:15] units that show up but there are also newer investors that have you know one or two

[00:09:20] properties that are kind of getting started yeah there's always a bunch of attendees that

[00:09:24] don't have any properties yet but are they're trying to learn and meet like-minded people

[00:09:28] so that they can get closer to buying their first investments there are mortgage agents

[00:09:32] real estate agents commercial brokers lawyers contractors property managers planners architects

[00:09:38] bankers there are people who have started tech companies people who work for tech companies

[00:09:43] especially prop tech there are econ nerds did you say did you put that one in there because

[00:09:47] of me yeah you're not the only one there's a couple real estate nerds podcast hosts

[00:09:52] youtubers and more and i have evidence that deals are getting done at these actually this is a good

[00:09:57] story so louise who is in our also in our course now did a deal at nick's meetup so like nick's

[00:10:04] at the meetup you know you would expect i know right so you would expect that nick would do the

[00:10:09] deal right like oh somebody comes into his meetup nick hosts the toronto meetup we're going to

[00:10:13] go through a list of all the hosts later because they deserve recognition because they're

[00:10:16] awesome and we could not do this without them but toronto somebody's there interested there's

[00:10:21] like 40 plus 50 plus people at this meetup right nick cannot talk to 50 people at once except if he's

[00:10:26] behind a podcast microphone nick misses a deal guess who gets it louise member of the community

[00:10:32] and this is what we want to see happening like people you know a lot of people are like why

[00:10:35] aren't you like creating an email list monetizing everyone and blah blah blah and

[00:10:38] it's like because that's why people hate the real estate industry like actually like and

[00:10:44] you know how many people come to our events and they're like i'm so refreshed by this event

[00:10:49] like you know and that's why we do them the way we do yeah hearing that is like

[00:10:53] music to my ears that's a nick hill original anyway go ahead yeah yeah no i mean

[00:11:00] i couldn't agree more dan and literally and exactly what you're getting at there is a

[00:11:04] wonderful mixture of people there no matter who you are or what your profession is you are

[00:11:09] welcome as long as you are there to learn and add value and try to make some meaningful

[00:11:17] connections i don't think that's too much to ask and that's why we made them super casual right

[00:11:21] there's no speeches there's no dress code hell there's not even a ticket price you show up

[00:11:27] you buy your own drink you buy a snack and mingle that's it period yeah i mean and like

[00:11:35] really nobody's selling anything like it's just honestly a bunch of people meeting at a bar

[00:11:41] over the shared fondness for real estate and you and i have both met some amazing people at these

[00:11:49] events who we've been lucky enough to attend a lot of these across the country it is interesting

[00:11:54] because we started i think when we originally launched we started with a ticket price and we're

[00:11:57] like no that didn't work because we kind of beta tested this with calgary and edmonton which

[00:12:02] are both huge communities calgary's i think our biggest regularly intended they think they've had

[00:12:07] like 70 or 80 people at some of these things but yeah so we wanted to keep them free i'm going

[00:12:13] to throw a little spoiler in here eventually we would like to feed these into a larger national

[00:12:18] event i know everyone in our audience is constantly asking us when are we going to do that it's

[00:12:24] going to happen next year 2025 i wasn't even going to put a date on it there nick but

[00:12:30] it's gonna happen another month yeah well so it turns out a month yeah so it turns out

[00:12:34] that it's a it's a lot of work to do to do one of those things and yeah i mean

[00:12:42] probably the comment that i get the most from people is like how do you do all this stuff

[00:12:46] and i'm like i i drop the ball on a lot of it is probably the most appropriate answer to

[00:12:50] the question so in in the interest of not dropping the ball on that anyway that's the

[00:12:54] who as in who should attend i think we made that one pretty clear nick give me the what

[00:13:01] yeah now onto the what and you know what the what is is pretty simple because we kind of already

[00:13:06] touched on it right the what is what happens at these events well simply put good people

[00:13:12] get together i thought we were not supposed to talk about that what is it what happens at

[00:13:15] the meetup stays at the meetups or whatever that's only at the vegas meetup right right

[00:13:21] after the events are over the what happens next is up to you are you going to follow

[00:13:26] up with these new connections did you get phone numbers instagram handles do you have

[00:13:30] new linkedin connections what's next is out of our control right like we just honestly created

[00:13:35] the infrastructure here we're infrastructure company pro bono infrastructure company but

[00:13:42] i mean it's totally it's totally up to you right like louise doing deals out there right

[00:13:46] stealing deals he's not the only one man there's i've got i've got like a dozen stories of

[00:13:50] amazing people getting deals done making connections doing a lot of really cool things

[00:13:55] happening at these but sorry can continue no it's all good i mean like we love to see that

[00:13:59] happening i joked i just made the joke that he stole a deal from you but like he didn't i know

[00:14:03] we wanted to provide the infrastructure for somebody to be able to do deals with one another like

[00:14:08] that's what like trust me that for us to be able to hear that meaningful connections like

[00:14:13] that are taking place at something that we've created is far more than being able to do with

[00:14:16] that ex deal right at the meetup so you know the best thing that investors can do is spend

[00:14:22] time with other investors honestly now you may be saying well i'm not an investor yet that's

[00:14:26] even better the best thing for a person who plans to or wants to invest it to

[00:14:32] the best thing they can do is spend time with people doing it you know they say surround yourself

[00:14:36] with people that you want to be like 100 i mean you know i've had several people reach out to

[00:14:44] me and say hey can can i come and you know i know these people from twitter or instagram

[00:14:51] or or just some walk of life and they reach out to me like hey i don't have any properties

[00:14:55] or i'm not a real estate agent you know can i come and i'm like yes of course like you are

[00:14:59] the exact type of person you're interested in real estate you're interested in in solving

[00:15:04] the housing crisis you know come and and express your opinion meet someone and

[00:15:09] you know that's what we like we want it to be in inclusive as possible and i think

[00:15:14] that does it for the what for me the uh now it's on to the when right so the second

[00:15:21] tuesday of every month we're gonna go through the dates here but if you can remember one thing

[00:15:25] the second tuesday of every month 6 p.m your local time because we've got a couple times

[00:15:30] i was across this big beautiful country they technically are supposed to stop at eight

[00:15:35] i don't unless nicks uh unless nicks dishing out trays of tequilas or whatever

[00:15:41] that happened once okay i don't think i've ever left one of these events at eight not

[00:15:44] that they're like all-night ragers but like you just there's a lot of good people that

[00:15:49] and you don't want to leave um yeah even for me like the one time i covered for you in toronto and

[00:15:55] i was like oh yeah i'm gonna get out of there by eight because like i have to and i had to drive

[00:15:59] like an hour home or whatever and it was like now even like sudbury well dude think about

[00:16:04] the other day a couple weeks ago something wins or you and i are both like we are out of there

[00:16:08] at eight o'clock and i have to get home by midnight it's like yeah we we both didn't get

[00:16:11] home until like 1 32 in the morning because we just couldn't leave because it was just

[00:16:16] yeah it's just great anyways the exact dates uh if you have a pen and paper if you want to

[00:16:21] reference them again second tuesday of every month but may 14th so that's next week june 11th

[00:16:27] july 9th august 13th september 10th october 8th november 12th and december 10th yeah so

[00:16:36] second tuesday of the month from six to eight i think that pretty much takes care of the when

[00:16:41] now where do these events take place you're wondering well they take place in awesome venues

[00:16:48] across the country in almost all cases it is a restaurant pub or bar type of setting that you

[00:16:55] can come and go as you please so it's casual right it's not like you're walking in and it's

[00:16:59] like this hyped up event with like you know somebody on the uh stage and like a powerpoint

[00:17:07] and whatever and like i'm not knocking those events it's just like those can be

[00:17:10] intimidating for a lot of people and i think that we've kind of found this small very casual

[00:17:15] niche that serves a group that like a lot of people have been really happy and you can

[00:17:19] easily walk around mingle with a bunch of different people i mean i think nick you

[00:17:23] mentioned like you had somebody who they came in once and they sort of just like what you

[00:17:28] know having a drink uh on their own at the bar and just popped in and then just left

[00:17:33] right like you know it's like you don't if worst case if you're like yeah but if you're

[00:17:37] like i don't want to be here it's like you can just leave nobody's gonna be excited about it

[00:17:41] you don't have a name tag there's no like hey that guy is supposed to be like you know

[00:17:45] there's none of that right if you if you don't like it and i don't like that might have been

[00:17:49] the only person yeah i came in said what's up to a few people and i think they were

[00:17:52] there for about 15 minutes and and you're leaving the best place to find the exact

[00:17:57] location is now we're going from irl back to url uh so the best place to find the exact

[00:18:04] location of the event in your cities to head over to meetup.com where we have a list of all

[00:18:11] of the cities there yeah so head over to meetup you have to create an account you can log in with

[00:18:16] like gmail or facebook i believe um and join the group that's closest to you and then you'll

[00:18:20] get like emails whenever there's a new meetup they're typically monthly although we have had

[00:18:24] like some hosting issues here and back and forth which we're about to discuss because

[00:18:29] we're happy we love when people from like like listeners to the podcast step up to

[00:18:34] host these things so um the links in the show notes it also if you type into your browser

[00:18:38] realestatemeetups.ca it'll just forward you to that but um it's it doesn't work as like a

[00:18:44] clickable link for some reason because it's a forwarding thing so but that realestatemeetups.ca

[00:18:52] where you can see the 19 cities that we have these groups click on the one closest to you

[00:18:56] if there isn't one what if there isn't one nick yeah exactly dan if there is not a group

[00:19:03] in the city or the closest city to you reach out let us know and maybe you're the person that

[00:19:12] is supposed to be the champion the host of that of that meetup i think it's a huge

[00:19:18] opportunity if dan if it wasn't you and i doing this and i was listening to this podcast

[00:19:23] i would jump at the opportunity to do this i know that the hosts that we're going to go through

[00:19:28] shortly here have all gotten a ton of great new contacts have gotten some deals out of it

[00:19:34] there also may be vacant spots in some of these because again hosts you know do come and go

[00:19:41] but the meetup community has grown and when i last checked right before we recorded this

[00:19:46] we have hit now 2269 members in 19 cities across this beautiful country we all call home

[00:19:53] and that is pretty damn cool because we want this to be in the thousands you know five

[00:20:00] ten thousand by the end of this year by the end of next year and i think we're chugging

[00:20:05] along at a pretty good pace to hit some of those goals yeah and bonus if you do want to

[00:20:10] be a host and you get 20 to 30 people on average to attend your meetups and i'm not

[00:20:14] gonna lie it does take a little bit of time to get there like it's you start off with like five

[00:20:19] six whatever which is great it's a great room by the way like if you could if you could if

[00:20:23] you're a real estate professional like most of our hosts are realtors or mortgage brokers or

[00:20:27] whatever but if you're a real estate professional and somebody said to you hey i can give you a

[00:20:30] room full of five people who want to talk about real estate investing you would probably

[00:20:34] say yeah so you know and then you grow to 20 30 20 to 30 is kind of a good slot i feel

[00:20:39] like once you get above that there's no chance that you can possibly talk to everybody in the

[00:20:42] room and if your goal is to meet lots of people you know like you would want to try and talk to

[00:20:47] everybody anyway if you get to 20 or 30 on average and 50 plus in the meetup.com group

[00:20:55] our lovely advertiser sherwin williams might just come out and bring some swag which i have

[00:21:01] possession of now by the way and um so and also stay tuned because we're going to be

[00:21:06] doing some giveaways with them but like i i think we got i got one of those shirts and

[00:21:10] it was like unreal like i really like it i was gonna do a what do they call it like a

[00:21:15] sheen haul or whatever where like you walk up to the camera showing off your outfit

[00:21:22] you know what i'm talking about i i know what you're talking about strictly because

[00:21:25] of my girlfriend and uh i don't think you're saying the the i don't think you're saying it

[00:21:31] right but uh yeah how do you say it i think it's sheen that's even weirder yeah like a

[00:21:38] dog in french you know what you this is the canadian real estate podcast not the

[00:21:43] two guys that know nothing about fashion podcasts although we could we could probably

[00:21:46] do a pretty good job at that one as well let's uh let's go through the let's go through the

[00:21:52] cities the number of members and the current hosts and if we're looking for a host in those

[00:22:02] in those cities dan i'll uh i'll start us off here and then and then do you want to kind

[00:22:06] of go maybe one for one yeah let's do it perfect okay so toronto 355 members there was this really

[00:22:14] amazing guy named nick hill uh who was hosting them for quite a while but we are currently

[00:22:19] looking for uh new hosts or host to to jump in and take that one over just because i

[00:22:27] have committed to dan and we are going to be jumping around the country helping launch all

[00:22:34] of these new events that are coming up yeah that and or like probably just trying to eventually

[00:22:40] rotate through existing ones um just to like we want to go meet all of the people in these

[00:22:45] communities and so as these yeah i get jealous when when we can't go to some of these things

[00:22:49] i literally have fomo when we can't go to some of these yeah and i find um like i

[00:22:57] i really want to like go and learn about the deals in different communities and like hear what

[00:23:01] people are doing and what strategies are working and whatever and you know eventually what we want

[00:23:05] to do is like have these hosts sort of serve as kind of like the market leaders in their

[00:23:10] community and maybe eventually become integrated in the content on the podcast and and um in

[00:23:16] the in the in the event we're going to be putting on is almost like a panel right so

[00:23:21] we'll have like a you know maybe a provincial panel kind of thing like what's going on in

[00:23:25] you know like ask the same question but how does it look at what's the answer to the question in

[00:23:29] québec what's the answer to the question in new brunswick right what's the answer to that

[00:23:33] question in saskatchewan anyway the next meetup on the list is von has 51 members on meetup.com

[00:23:39] it's only one month old i think so 51 is a pretty good launch and that's hosted by

[00:23:43] the lovely mike cardash who's a realtor and contractor in the gta yeah mike's doing some

[00:23:49] really cool stuff long-time listener of the podcast he is doing really cool stuff in the

[00:23:54] adu space and uh and just just an overall great guy next one another great guy zack

[00:24:01] dejon 265 members in kitchener and waterloo zack puts on great events and really has a lot of

[00:24:08] pull in that community there's always some some heavy hitters that show up there whether they're

[00:24:13] professionals on like the legal side of things or large student rental owners

[00:24:18] zack draws quite the crowd for sure the next one is barry hosted by the your mortal enemy here

[00:24:26] yeah yeah yeah the king of the dinner jackets uh that's it patrick cassette who's obviously a

[00:24:33] brilliant accountant when it comes to real estate you've heard him on the show his meetup has

[00:24:37] 99 members and it's doing great that one's hosted at canadian brew house which is

[00:24:42] where pretty much anywhere where there is a canadian brew house uh that's where we host

[00:24:46] because we have they've been kind enough to give up the space for that which is amazing

[00:24:51] yeah yeah exactly they are uh they're they've been very good to us

[00:24:56] the next one is durham durham that's durham region here in southern ontario only six members

[00:25:03] literally just started up and uh we have the instagram famous tom kustra who if you don't

[00:25:10] follow tom kustra and you hate laughing uh you're you're on the right track if you like laughing

[00:25:17] and you have instagram and you like real estate go follow tom kustra hilarious guy and we are

[00:25:23] trying to convince him while he's actually i think he's interested but now that we're

[00:25:27] publicly calling him out i think he'll just hold them to the fire there hey yeah exactly

[00:25:33] winzer 70 members we just launched that one with lalavich real estate uh yeah russell

[00:25:39] yeah yeah so really was right there nick won the contest of the sudbury versus uh winzer launch

[00:25:45] by the way by a long shot so i gotta talk to my guys in sudbury about that but um peter bro we

[00:25:52] have 35 members that's mitch cleary's team um that's running that so mitch who runs the

[00:25:57] course with us peter bro's great it's a investable market i mean you're starting to

[00:26:00] see like good turnout in these markets where there's actually investments it would help right

[00:26:05] like it would stand to reason that it would would be better in a market like that that's where i

[00:27:04] is yeah covid uh guys who abandoned us out here for greener pastures he uh yeah he does

[00:28:00] seat this one's crazy to me edmonton 369 members it's our second largest meetup.com group

[00:28:06] has a vacant seat so again if you are in st john's saskatoon or edmonton give us a

[00:28:13] shout because we want to help you put together a group of real estate investors in your city

[00:28:20] yeah exactly dan uh then more in alberta we've got red deer 28 members and growing

[00:28:26] great investable market there by a wonderful woman and absolute killer in the real estate

[00:28:35] game krista rush calgary at 589 members dan that's where it all started for you and i

[00:28:41] we actually left ontario where we both reside to start these events in alberta alberto

[00:28:48] really was calling and you and i went over there and uh through our first event there we did it

[00:28:53] with the amazing teams from from cash in with brenton and candace and the uh the whole calvert

[00:28:59] mick team 589 members they're really great stuff and then we've got three in british columbia dan

[00:29:07] what are those so we got surrey bc hosted by james who's a member of our course and the only

[00:29:13] guy i know who has a nicer mustache than nick actually other than dude i every time i see him

[00:29:18] on because he shows up to the monday masterminds i'm just like turn your video off what do you

[00:29:22] yeah this is insulting to me yeah then we got another one in the sun sunshine coast in

[00:29:29] seashell bc hosted by cam landry little community but uh small but mighty i think they

[00:29:34] might say and that's you know i mean like this is a great example where we're like had

[00:29:40] the conversations with cam and it was like hey i don't know don't know much about the market and

[00:29:44] all the real estate's very expensive there so we were like do you think it'll you know

[00:29:48] it is a big enough total addressable market and he's like doesn't really matter to me because

[00:29:52] i want to meet like-minded people in my market and i was like that is literally exactly

[00:29:57] the spirit you get it so done let's make it happen and then we got vancouver with 229

[00:30:02] members hosted by an awesome group of people meg ryan samantha manning kristina prevedoros

[00:30:08] and reza sabour a group of realtor and mortgage brokers who are like they've just knocked it out

[00:30:14] of the park with resurrecting that because that one that was on was on hiatus for like

[00:30:17] uh what like a couple of months a couple months yeah no they really brought it back and

[00:30:22] between the four of them they are super well connected i go way back with both meg and sam

[00:30:28] and uh just couldn't think of a better group of people to be running that that uh

[00:30:33] that vancouver meetup out there you know i love to see it and uh we are still i think dan just

[00:30:40] kind of getting started here because you and i haven't really when we started this we didn't

[00:30:45] really put a ton of effort into this you know you and i are pretty busy guys and then

[00:30:48] we started to realize okay things people like this like we we have to do more so

[00:30:52] there are so many more markets across the country they could use a group like this so

[00:30:59] 19 of them right now a couple of vacant seats there's probably there's probably room to have

[00:31:04] upwards of 50 in in uh in here and you know we want to get this group to i figure you could

[00:31:10] probably do more than that like i feel like um any city with more than maybe like 3000 or

[00:31:14] sorry 30 30 000 people like any kind of investable like stable market could probably

[00:31:20] have one like the big the cool thing about like meetups they're not like we try to make

[00:31:24] them so that they're very easy to put on right and so yeah exactly like you literally just show

[00:31:30] up and well you post the thing on meetup.com so everybody knows where it is and and then

[00:31:35] don't show up and just talk yeah don't and honestly don't don't do that uh too late

[00:31:40] either because that's like one of the things that has been difficult to get people out

[00:31:44] but um like so if you post it like a couple of days too too late but there's

[00:31:48] an infrastructure cost like we have a cost like we actually like lost money doing this

[00:31:52] for a long time because we believed in it so much now the people who are hosting there

[00:31:56] obviously pay the infrastructure cost but it's small like meet whatever meetup.com is

[00:32:00] but it's awesome for like if you're a real estate professional like i the reason i started

[00:32:04] doing these where we started doing these again for meetup.com is because sorry for the podcast

[00:32:09] is because i used to do these as a realtor before and i got the most of my business from

[00:32:14] these like no joke i literally would have a meetup that i would and sometimes i would have

[00:32:20] i remember like literally i had a meetup once and it was a huge snowstorm and one person braved

[00:32:24] the storm and showed up and we sat there for like an hour and just talked about real estate

[00:32:29] and uh made no a couple hours just talked about real estate and look we're good friends to this

[00:32:33] day and uh we did a deal together actually multiple i think we've done three deals

[00:32:38] together so you know if you're a real estate professional it's a huge opportunity so i guess

[00:32:43] i've kind of already digressed into the why but we've covered the who the when the where

[00:32:47] and now on to the why why would you do this and then we'll finish off with a quick refresh

[00:32:52] on the how so why nick yeah i mean why that that's a good one and you know not to get too

[00:33:00] philosophical here but why attend these events or to be honest why attend any event not just

[00:33:07] ours i think we made a pretty good case for it in the who part like who you can meet at

[00:33:12] things but for me i think it's a little deeper than that yeah i i really like to look at it as a

[00:33:20] way to stay motivated in a way to stay positive in a way for a lot of people to get over

[00:33:28] analysis paralysis because analysis process is often thought of as something that a new

[00:33:35] investor or an investor that hasn't made that jump you know a person that wants to become an

[00:33:40] investor and they're stuck in that analysis process but people that have been investing for

[00:33:45] a long time can have analysis paralysis too and they can have it when they are forced to look

[00:33:51] at reinventing their investment thesis or when they have to adapt to changing market conditions

[00:33:58] and putting yourself in a room of amazing people trying to do similar things to you

[00:34:07] is a great way to stay motivated stay positive and to get over and fight through that analysis

[00:34:11] paralysis yeah i think you know it is funny like when you see that like somebody gets

[00:34:17] deflated when they like bring a deal in that's like oh this deal is so good and then you

[00:34:21] know like it was seen a lot in the course like even for me like when we pulled that

[00:34:25] saskatchewan deal up that one time i was like ready to buy it and then i ran the numbers

[00:34:29] and i was just so heartbroken but you know i think like in our community on realist.ca we have that

[00:34:37] monday mastermind that you're talking about and and i know you know we've been asking people

[00:34:41] lately on this call like what is it that keeps you motivated because especially in the current

[00:34:45] macro environment where like there's no good economic news right now like not a single

[00:34:49] shred and like well i think a lot of people think like i get off on like sharing all of this

[00:34:56] doom stuff but i don't by the way but it's just i like telling the truth and right now

[00:35:00] the truth really sucks like our economy is not in a good position but with that being said you

[00:35:04] know i was just on a call with somebody who was like going through what i'm going to be

[00:35:07] doing at a speaking gig next week and they're like is there any like anything good that you

[00:35:12] could say like is there any opportunity and i'm like yeah like the opportunity is like

[00:35:17] the problem is the solution right the problem is that things are going to burn to the ground

[00:35:20] and the solution is that things need to burn to the ground so anyway real estate is tough

[00:35:24] we're battling a ton of headwinds right now so what keeps you motivated is this question that

[00:35:29] keeps coming up right nick yes i mean the you know before answering that we got to look at

[00:35:33] what motivation even is and motivation is that drive that that grit to achieve your goals or

[00:35:42] your your needs right i mean you you might it might be a lofty goal or you might need to

[00:35:47] accomplish something you need to stay motivated during that and as you said dan how do we stay

[00:35:51] motivated in a world so full of bad news and man if there's two people that know the news

[00:35:57] better than you and i there probably is a few of them but they are probably just as uh you know

[00:36:03] affected by it as you and i are sometimes when we look at this stuff and like what is going

[00:36:07] to happen uh but again the solution is there and it is going to be in rooms like this that

[00:36:15] that solution is found and realized so what does motivation well it's about

[00:36:20] and and how to stay motivated it's about uh how much you want that goal what will it gain what

[00:36:27] will it gain you and what will you lose more importantly from not achieving that goal

[00:36:32] and and again managing your personal expectations throughout that process throughout that journey

[00:36:39] i think like most people want to change at least one thing in their life right but it

[00:36:44] can be challenging to find the motivation just to make a start i mean we often like we have this

[00:36:49] like visual of like a staircase in in our course and sometimes like the hardest thing is just

[00:36:54] identifying what the next step is like it's like a staircase but you're also like have

[00:36:59] a blindfold on and maybe like there's like a white noise playing you know like it's not

[00:37:03] you can't even you know like so you're got to get on your knees and feel around like

[00:37:07] there's a horrible metaphor but the point is it can be challenging to find the motivation

[00:37:11] just to make a start and it i think like getting to a meetup helps you understand and contextualize

[00:37:18] what other people have accomplished so that you can kind of be and and like one of the

[00:37:22] the questions i love to ask people is like how did you get started because like i feel like

[00:37:26] they everybody will go they'll play let go press the rewind button and go like all the

[00:37:30] way back to the beginning right yeah and they'll be like oh well yeah first i was born you

[00:37:34] know and then they go through their whole no but but i always want to know what that first

[00:37:38] step is for people so if it helps you understand what motivation means so you can kind of find your

[00:37:45] your own ways to get motivated so why is it important i think it provides you with goals

[00:37:48] to work towards i think it helps you identify those steps i think it helps you solve problems

[00:37:52] helps you change old habits which is like a huge thing like habit forming is like that's

[00:37:57] something i battle with regularly right like you and i are constantly on our phones as an

[00:38:01] example you know like just that's that's our job like we are content creators it's like

[00:38:05] you know how much habit forming i have to do to like like set aside that like addiction

[00:38:11] that develops as a result of that we all have like all these things constantly vying for

[00:38:15] your attention and feeding you dopamine with like notifications and whatever the habit forming is

[00:38:20] like a huge thing in creating success it helps you cope with challenges and opportunities it

[00:38:24] allows you like contacts and like almost having this like being surrounded by people that you

[00:38:29] can like bounce ideas off of or get mentorship from or like you know you take something take a

[00:38:34] problem and bring it to five people and watch what happens right like that to me that and and

[00:38:40] i'm not saying go to our meetups and dump your problems on people by the way it's not this

[00:38:43] isn't like a free therapy session but like that that's from you know from a simplicity

[00:38:49] perspective it's gonna like outsourcing or crowdsourcing some of these things is gonna

[00:38:53] help yeah 100 man i love i love looking at it that way just before i move on it's funny

[00:38:59] going back to your example of kind of walking around the dark i was literally talking to a

[00:39:03] real estate investor who is also a carpenter today and i was like you're gonna hate this analogy

[00:39:08] but you know how do we get to your goals well you always got to be thinking one step ahead

[00:39:11] like a carpenter that builds stairs and uh that is not a nick hill original are you joining

[00:39:17] that kendrick and drake rap battle with that one like i was so serious yeah it's pretty good

[00:39:22] eh yeah so listen most people struggle with motivation dan you and i are humans i know we

[00:39:28] have confided in one another multiple times things get tough so how do you keep motivated well

[00:39:36] one thing i like to do is set yourself one specific achievable goal at a time you don't

[00:39:41] think i need to buy i need to buy a cash loan investment property in the next couple weeks or

[00:39:47] the next couple months or i'm a failure you you think okay i'm going to analyze two deals a

[00:39:53] until one of them is worth looking further into you know think about how to include some

[00:39:59] of these goals in your life what do you need to make that happen and then put a time frame around

[00:40:05] it you've got to break those goals up into smaller easier tasks and you know set reminders

[00:40:12] to complete each one of those step and then this is where it gets real for me use that

[00:40:17] network of like-minded people as support right like crowd sources just like damon saying tell

[00:40:22] them about your goals and encourage them to help you keep to help keep you motivated that is one

[00:40:28] of the things that everyone loves about the master monday mastermind so much is that they're

[00:40:33] like look this this helps keep me accountable and as entrepreneurs as investors as business

[00:40:39] owners as professionals in a volatile economy where things aren't easy to get done you need

[00:40:48] that accountability you need people in your side in your corner that are going through the

[00:40:54] same things you are that are rising to the challenges and they're overcoming them and you

[00:40:59] will find those at these events absolutely so finding mentorship surrounding yourself with

[00:41:06] positive people and like-minded people working towards similar goals and getting yourself out

[00:41:10] of your comfort zone sharing your goals with these people having discussions with these people

[00:41:14] connecting over our shared passion which is real estate right real estate investing and and

[00:41:20] honestly like open to people all people and like i've had a lot of people reach out to me that are

[00:41:24] like oh i'm not an investor yet it's like well you're interact with real estate you know enough

[00:41:27] about it like let's get out there and you know and like everyone's welcome i think like

[00:41:31] real estate would be the qualifier not investor would be the qualifier and and so i guess

[00:41:36] finally can you hit me with the how and then we'll wrap up here yeah so finally we

[00:41:47] is the how and what we mean by the how is simply how do you conduct yourself at these events at

[00:41:54] our events or quite frankly any event that you plan on going to professional or networking

[00:42:01] laissez-faire even if it's uh just to make sure you get the absolute most out of it
